
Located in one of Jávea’s most privileged areas, within the Balcón al Mar urbanisation, this home commands the Mediterranean landscape from an elevated position, offering open views of Cala de la Granadella. The project is based on a traditional 1980s construction, set on a 1,400 m² plot with a garden of native species, preserving the essence of its original architecture while reinterpreting it through a contemporary language.
The comprehensive renovation reconfigures the initial layout, optimising the relationship between indoor and outdoor spaces. New openings are introduced to capture natural light and frame the landscape, visually integrating the surroundings into the everyday life of the home. The building is extended with a new vertical circulation core, connecting both floors and improving overall functionality.
From a technical perspective, a complete overhaul of the installations is carried out, incorporating state-of-the-art climate control systems, underfloor heating, mechanical ventilation with heat recovery, and a photovoltaic system to enhance energy efficiency. Thermal insulation is significantly improved through high-performance joinery and the reinforcement of external enclosures with thermal insulation, ensuring both comfort and efficiency.
The home’s layout is organised around a central space that integrates the living room, dining area, and kitchen into a single, open-plan environment connected to the outdoors. The night-time area comprises three bedrooms and two full bathrooms, designed with a focus on simplicity and functionality. Externally, the terraces are redesigned and extended, establishing continuity between the home and its surroundings. The swimming pool, the focal point of the outdoor space, is reconfigured with new finishes that harmonise with the materials of the home’s main façade, consolidating an architectural ensemble that balances tradition and modernity.
